Many certified historic projects are eligible for various development financial incentives.
However, most of these incentives have complicated, and often vague requirements – such as the federal Secretary of the Interior’s Standards for Rehabilitation – and require working with local, state and federal preservation commissions and agencies. The key to maximizing historic rehabilitation-related financial opportunities lies in creative and comprehensive strategies at the commencement of any project and implementing a plan that insures the greatest return possible. McNair Historic Preservation works closely with tax credit clients and members of their design and construction team to ensure that all of the proposed rehabilitation work complies with the Secretary of the Interior’s Standards for Rehabilitation, as required by the federal and state historic tax credit programs. Our staff documents buildings before and after construction; prepares the tax credit applications; coordinates the application process with the state and federal reviewing agencies; and remain a liaison between our clients and the reviewers throughout the project.
